Assistant Project Manager

To assist the project managers in all aspects of construction project coordination and to support the efforts of the project and real estate team. Where the team acts as Owner's Representative, ensure the client's interests are always well represented. Work in the technical sense, helping to manage budgets, contractors, and tasks on a client-approved timeline. Act on behalf of the trusts affiliated with each property, providing the proper documentation needed to defend capital improvements, ever mindful of the regulations surrounding the trusts and the backup required for any decision made
MAJOR RESPONSIBILITIES
o Create funding requests
o Project file retrieval and maintenance
o Project and client meeting preparation
o Invoice review and tracking
o Project budget tracking
o Real Estate Committee meeting preparation
o Create project finish schedules
o Researching and purchasing materials in the most cost efficient way possible
o Create weekly/daily project updates
o On site management of assigned tasks
o Issue letters of intent, contracts and purchase orders
o Assist the Project managers in the review of quotes and estimates ensuring only fair and reasonable pricing is recommended for approval
o Participate in the continuous updating and accurate generation of as-built documents, assist with the research and preparation of field change requests to resolve design issues
o Accept and inspect deliveries
o Project coordination and communication with internal partners such as Curatorial, Security and Technology groups and also outside vendors
o Deliver items on site from storage
o Attend client meetings, taking meeting notes
o Miscellaneous project related and team requests

Education and Experience
o 4-year Bachelor's Degree in architecture, construction project management or a related field
o 2 - 3 years' experience as a project assistant for high-end residential construction or commercial real estate projects

o Position requires flexibility, highly effective communication skills, dependability, and efficiency. A high value is placed on a professional demeanor, integrity, honesty and discretion.
o Excellent listening skills essential. Strong written and oral communication skills.
o A high value is placed on safety and security, with training in OSHA and first aid provided, if not existing.
o High degree of common sense, flexibility and a hands on approach to getting the job done.
o Valid driver's license required.
o Displays flexibility, resiliency and resourcefulness in addressing project issues and any alterations promptly and efficiently.
o Technically competent with various software programs, such as Word, Excel, PowerPoint, AutoCAD, Sketch Up, etc.
o Effective time management and logical decision-making ability.
Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
